About

Mark Dawson

Professional focus and mission

Mark is a landlord-tenant specialist at AST Assistance, a landlord-focused consultancy supporting property owners, portfolio landlords, letting agents and housing organisations across England and Wales.
With more than 20 years’ experience in the landlord, property and housing sector, Mark provides landlords practical, affordable support when dealing with tenancy disputes, evictions, rent recovery and wider legal challenges.
His role focuses on the continued growth and development of AST Assistance, overseeing ongoing business operations, supporting new business opportunities and ensuring the company continues to provide reliable, landlord-focused guidance.

Mark’s mission is to help landlords protect their investments, remain compliant and avoid costly mistakes when dealing with difficult tenancy situations.

Expertise and career background

Mark’s property career began at the age of 25, when he built his own portfolio of rental properties while also running a business. This gave him first-hand experience of the practical and financial pressures landlords face.

He later worked for a large rental agency in Manchester, where he developed substantial experience in tenancy processes and landlord legal support. During this time, he headed the legal department and worked alongside solicitors, gaining detailed knowledge of possession claims, eviction procedures and tenancy-related disputes.

In 2018, Mark joined AST Assistance after recognising that many landlords were receiving poor or incomplete advice on matters such as evictions, rent recovery and tenancy management. Since then, he has helped landlords understand their legal position, resolve disputes and navigate an increasingly complex private rented sector with clear, practical guidance. Since then, AST Assistance has become one of the leading landlord assistance and recovery specialists in the industry.

Mark’s key areas of expertise include:

AST Assistance works with a broad range of landlord clients, including single-property landlords, large portfolio landlords, letting agencies and social housing organisations.

Landlord expertise

Mark regularly supports landlords facing difficult or urgent tenancy issues, with evictions being one of the most common areas of work.

He believes one of the biggest misconceptions among landlords is assuming they can manage serious tenancy problems alone. While some matters may appear straightforward at first, procedural mistakes can lead to delays, additional costs and weakened legal positions.

Mark encourages landlords to focus on:

  • Staying up to date with changes in housing legislation.
  • Keeping compliance documentation current.
  • Acting early when tenancy issues arise.
  • Maintaining accurate records and communication logs.
  • Seeking support before disputes escalate.
  • Understanding the correct legal process before taking action.

His approach is practical, evidence-led and focused on protecting the landlord’s position while keeping the process legally compliant.

Personal profile

Mark takes a hands-on approach to customer service and has personally helped to train the AST Assistance team around a clear standard: clients should be treated with respect and able to trust the advice they receive.

He enjoys working with landlords because every case requires careful assessment. His approach is to look at the detail, think strategically and identify the most effective route to meet the landlord’s needs.

Outside work, Mark is a keen ice hockey supporter and was previously a member of the Manchester Phoenix board of directors. He now enjoys spending time with his family, particularly his grandson.
